Home insurance is generally divided into two separate areas. Buildings insurance covers the structure of your home including its permanent fixtures and/or fittings. Home contents insurance protects you against loss or damage of the possessions you would normally keep with you if you moved home. Both cover a general list of 'perils' for example fire, subsidence, storm and/or flood and theft. It also covers you for any legal liability as a homeowner and occupier. Buildings Insurance

This covers the structure of the property and permanent fixtures and fitting for example bathroom suite, fitted kitchens and bedroom furniture. Buildings insurance usually also covers outbuildings such as greenhouses, sheds, garages, fences etc., although check with your insurance provider if you have a swimming pool as this may not automatically be covered.

When your home insurance policy talks about insured perils it is referring to a number of events that building insurance normally covers. These usually include:

• Fire, explosion, ligtning and earthquake
• Storm and flood
• Theft or damage from attempted theft
• Subsidence, landslip or heave
• Falling trees
• Water damage from tanks or pipes
• Collapse or breakage from signal or satellite apparatus
• Impact by aircraft, aerial devices, vehicle or animal
• Escape of oil from heating systems
• Riot, strikes, labour or political desturbances or civil commotion

Things to Consider When Taking Building Insurance

Sum Insured
This is the maximum amount your insurance company will pay you in the event of a claim. It is your responsibility to make sure that when you obtain your insurance quote the sum insured amount you give them will cover the full re-building costs of your property. Any substantial under-insurance could mean problems with a claim and the amount paid out could be reduced, or your claim rejected. A council tax valuation band or general market value is not necessarily a clear indication of rebuild costs as many things have to be taken into consideration. You need to make sure your sum insured amount is an up to date reflection of current re-build costs. The Association of British Insurers website has a building insurance calculator based on the 'Guide to House Rebuilding Costs' although it does not cover all types of houses.

Many people buy their buildings insurance through their mortgage provider or lender when they take their mortgage. Having appropriate insurance is a condition of your loan. However, you do not have to buy your insurance from your loan provider unless this is a condition of your mortgage. You can buy your insurance elsewhere but you do usually have to inform your mortgage provider who your insurance policy is with.
